We're here on E 6th Street Suite 3033 and it's number 2401 if you want to stop by. We're always here to help you out with any of your real estate needs. Here on the Austin real estate market, there's very low supply. I've been here in Austin for well over five years. And right now, the supply is at an all-time low. The market is pretty unreal right now. It's hotter than pretty much any place in the rest of the country. I would say on an average day on the MLS, there's about 200 new listings that come on and about 200 listings that go pending.

There are a total of 43 condos available downtown and that's at any price point--one, two, or three bedrooms in downtown. If you are looking for a place in Austin, I would definitely consider getting the search started. I would say 60 to 90 days out because if you wait to the last minute odds are that - if you are in a lease - you are going to have to renew on a month to month basis and the apartments will definitely jack up your rental rates. You should be pre-approved, you should know exactly what you want. You should know which neighborhood you would like to live in, because the fact of the matter is: if a property is priced well and it's in a nice neighborhood - a very desirable neighborhood - it's going to go quickly. In fact, odds are it will get multiple offers and sell for over list price.

So, if you are looking to purchase sooner or later, I would get started early and everything is negotiable. So, you can always work back at lease-back to the current owner. There is always some flexibility. If you want to buy a house, make sure you work with a realtor who knows what they are doing, who is aggressive and knows how to communicate.
