The history of this part of town is varied since there are several vibrant communities here. The homes in West Austin tend to be built from around 1960 and into recent years, although there are some historical houses around Lake Austin like the Laguna Gloria, which was built in 1916 and has been restored as a community art museum and art school. You’ll see the same Tuscan influence in the architecture and landscaping of many West Austin homes. West Austin is now made up of multiple smaller communities of a few thousand residents each.
West Austin contains the most expensive zip codes in Austin. Most houses tend to be spacious, estate style homes with pristinely landscaped yards and an excellent view from the hilltop. The plots of land around the houses are so vast, it can feel like residents are almost living in the country. This is also a desirable area due to the top notch schools and public safety. While home real estate in Austin is at its strongest in years, the prices in West Austin will still typically be on the higher side because of its coveted, upscale locale.
Living in West Austin grants you easy access to downtown Austin and activities on the river/lake. The east side of the river in this region is peppered with unique, quirky places to eat and drink. Worth making the trip for is Mozart’s Coffee Roasters, which has a huge deck and patio area on the water where you’ll find students studying, big groups hanging out with their dogs, or people simply watching other Austinites cruise around in their boats. Next door is both is the very popular Hula Hut, in case you want to stick around for food and nightlife. If you drive straight south, you’ll run into the well known (and massive) Barton Creek Wilderness Park, which is a must see for those visiting or living in Austin. Barton Creek provides some of the most scenic rock climbing, biking, and hiking trails in the city. There are even some sections of the creek where parkgoers can float down the river in tubes. If you’re interested in swimming, just head to the iconic Barton Springs pool found in Zilker Park. The prime location of West Austin is such that if you run out of things to do in your own neighborhood, you’re never a far drive from whatever you need!
There’s little denying that West Austin is one of the most breathtaking areas of the city. Homebuyers are sure to be pleased with the amazing options these neighborhoods have to offer. If your dream home is a robust, spacious house that acts as a beautiful oasis outside the city center, West Austin is the place to begin your search.
