Picking The Best Time To Sell

It's important to first understand that selling a home should work with your timeline. If you are moving within Austin or one of the surrounding Travis County communities you can better adjust when you put your home on the market. However, if you are moving to a different city that is either a difficult commute or in a different state, you should sell your home to best fit around your restraints and needs.

Selling During Spring

A study conducted by the National Association of Realtors found that 40% of an average year’s total home-selling volume goes onto the market during spring from the months of May to August. This substantial spike in homes on the market is due to the fact that most yards look their best during the spring months.

Zillow also conducted a study through analyzing trends of home sale prices, and amount of time a home was on the market throughout the year. Zillow's study found that on averages homes listed between May 1 through May 15 sold 18.5 days faster than the rest of the year. This study also showed that homes sold during the first two weeks of May on average sold for 2.3% more than the average the rest of the year.

Although a 2.3% premium of a house sale could be around $4300, these studies only point out an average correlation and should be taken with a grain of salt. As the best time to sell your home could be when it best aligns with your schedule.

Selling During Summer

Summer remains still a great time to sell a home as it's far easier for families to move in and adjust to a new home in the summer months when school is out. Not only does the summer give more time for potential buyers to go to different house showings, it's more feasible to plan a quick purchase and move in. Summer home sales will taper off early as the school year approaches. Moving during the first few months of a school year can put unnecessary stress on the whole family.

Should You Wait To Sell?

It could work in your favor to wait to put your home on the market, however, it's not the best to simply let your house sit. Letting your house sit vacantly is not recommended especially if you are not in the area to check in and maintain it. The yard can easily get unmaintained, mail, flyers, and newspapers can build up, and your home can be a target when you are away. Although studies show that certain seasons are better than others, the best season to sell is when it best fits your schedule.
