I would say 60 to 90 days out because if you wait to the last minute odds are that - if you are in a lease - you are going to have to renew on a month to month basis and the apartments will definitely jack up your rental rates. You should be pre-approved, you should know exactly what you want. You should know which neighborhood you would like to live in, because the fact of the matter is: if a property is priced well and it's in a nice neighborhood - a very desirable neighborhood - it's going to go quickly. In fact, odds are it will get multiple offers and sell for over list price.
So, if you are looking to purchase sooner or later, I would get started early and everything is negotiable. So, you can always work back at lease-back to the current owner.
